It’s TIME.  It’s been a “long lonely winter”

 and I am SO ready to welcome spring!!!! (I hope Mother Nature’s listening).

 We went to the semi-annual Home and Garden Show in Portland, at the Expo Center and saw our dear friend, Elmer Aranda, owner of All Nature’s Construction (https://fishhawklakerealtor.wordpress.com/2011/01/10/a-where-to-go-who-to-call-guide-to-resources-for-fishhawk-lake-homeowners/.) He is an award-winning landscape “artist” and an all-around great guy. He’s coming out to do a re-vamp of our landscaping at our new lakefront home on Fishhawk Lake. He’d done a gorgeous water feature for our old place off the lake and we always got compliments on it. I even had calla lilies blooming last summer when it was up for sale!

Elmer and I talked about deer-resistant plants when we first put our heads together to create our water feature over five years ago. I’d like to share with you some ideas of deer-resistant plants because we have a plethora of deer out here at Fishhawk Lake and they DO get extra hungry when it’s been a tough winter. They will march around your yard rather brazenly unless you have dogs.  Because I have two Golden Retrievers, I never had any problems as a result. It’s also nice to enjoy all of the plants that you work so hard on planting in the spring. Below is a list:

Rhododendrons, lavender, barberry, daylilies, mugo pine, Japanese pieris (see photo below), ornamental grasses, these are just a few plants and shrubs that I had planted or were already here at Fishhawk Lake and the deer weren’t interested in them. Some perennials to plant:

Astilbe, Sage, Foxglove, purple or whitish (it grows wild out here)

 Siberian Iris, Lamb’s Ear, Heavenly Bamboo…a variety of color and texture that are hardy and grow easily, although some will need more direct sunlight, like Iris. St. John’s Wort looks really cool as they are a low, shrub-like plant, but get these yellow plume-like flowers—adorable!

 

Maples are a great tree, too, both large and small and can come in a variety of colors, with leaves that change throughout the season.

 There are also other creatures that can inhabit the area who are smaller but make their presence known.

Fishhawk Lake Drive…an Elk Display!


While driving  home to Fishhawk Lake on Friday,  from Vernonia Realty (my part-time office), it was late afternoon and I was passing the farm on Fishhawk Rd. where my lovely horse, Summer is boarded just 2 miles down the road from my home on Fishhawk Lake. I slowed down because I saw her standing near the barn in the distance. When I usually stop and yell her name from up on the road, she raises her head and looks for me. (Of course it always makes me think how smart she is.)

ANYWAY, I look right past the barn, and VOILA–thirty seven elk all lazily eating the greenery that surrounded them! I just happened to have my camera (yea!!) so snapped a few shots. Most weren’t as clear and crisp as I prefer, but what the heck, at least the moment was one I could capture!

If you want your own close up view you can do it, too! About 17 miles past Fishhawk Lake is an elk reserve, Jewell Meadows Elk Reserve (link to follow) and every winter, there are scads of elk that come to “winter” there, because the ranger puts out hay for them every day til they head back out into the wilds.

You can call and sign up to spend the morning with him on a haywagon as he hauls the daily rations of hay out to the Jewell Meadows Elk Reserve area where you can throw it out for the young and old elk and get pictures as they follow him. Most times, it’s difficult to just decide the night before that you’re going to do this. People sometimes sign up a year in advance and there is a “will call” list, just in case of bad weather and those who plan to come call and cancel. That’s how we got to go one frosty morning with some other Fishhawk Lake fulltimers. It was a balmy 10 degrees, but clear as could be (other than the fog from our breathing)!

My Real Estate “Business”,Helping Connect Neighbors with Resources


Being the expert realtor here at Fishhawk Lake gives me the opportunity to connect neighbors with resources. Just today, came an opportunity to take good care of my real estate clients who bought the home next door to me last August (so they’re obviously my neighbors now, too) at Fishhawk Lake. 

Their place is a 2nd home at Fishhawk Lake…a dream come true for them! But, they both run a busy business, The Portland Running Company and haven’t been out in months.

Problem:They now have a split tree in their driveway. So, I took some photos and e-mailed them also telling them that I have a couple of people that could help if they need it.

 Solution: I’ve met an arborist with Arbor Tree Care, who’s offering free tree services to our Firewise Committee for our Fishhawk Lake Recreation Club (to get into the community with his business) and while we wait for that to occur in May, I thought I’d give him a call to get him a job in our Fishhawk Lake community that will actually be a paid one!

I’ve called and will get him hooked up with my clients/neighbors and EVERYONE wins!

Lake Property Services Right Next Door!


Along with the services I can provide you as your Lake Property Realtor  (and resident) I also like to share information on great services I find that will make your life easier. I bring you:

This family business is your neighbor near Fishhawk Lake–a real find! They are an unusual cleaning business as they do BOTH residential and commercial. The Tates,Kelee and her daughter, Theressa have owned and operated A-1 Service for five years and are located about 17 quick minutes away from Fishhawk Lake.   

They are reasonably priced, quite efficient, A-1 Service continues to study the newest green products in the industry to create cleanliness without chemicals. I for one applaud that, because I have dogs, a cat and a Go Green attitude! The products they use are also used in hospitals…topnotch.

They’ve cleaned our enormous lakefront home (6200+ sq. ft.) at Fishhawk Lake since we bought it 7 months ago. They come in with their daughter and whip through this house in only two hours.  I am thrilled with how detail-oriented they are and Ron has a method of cleaning your carpets that’s quick and leaves them close to dry immediately (with no chemicals). We also have beautiful real wood flooring that we were concerned about since we have Golden Retrievers and they ARE rambunctious. He makes them shine, and buffs them and and and…

 And our bathrooms–SHUT UP!!! Too fabulous!

Getting a call from an appraiser for Oregon real estate here at Fishhawk  Lake is a welcome one.  It means that they need help and they figure I can assist with that.  That’s a nice feeling and it makes their job easier because I’m able to answer most questions they throw at me.

I even help them when they’re doing a refinance for someone who’s not a buyer/seller of mine.  It comes back. The appraiser who worked on the home above, came in right at full price and there were no more “conditions”…but he DID call me first and ask questions.

Businesses have them emblazoned on their walls, business cards, trucks.  Franklin Covey suggests it as part of their success system and it’s common for those employed by businesses to understand that that statement is a part of the Big Picture of how they approach or care for their customers.

The start to my personal mission statement “officially” began at sixteen,with my first job as a “busgirl” in a swanky restaurant and then for the next fourteen years, I was in the restaurant business doing either parttime work during college or fulltime in between career moves. Learning to be a server was humbling, fun and a LOT of work. Since that time, I’ve said to many people that I think EVERYONE should be a server for one day in their lives to really get a sense of what this is like and then maybe they’d be nicer to people in the restaurant business (and maybe TIP better) or just have a better grasp on what it is like “to serve”. Which brings me to my personal mission statement…a simple one:

TO SERVE

To be most effective, incorporate your  mission statment into every facet of your life. From your clients to your family members (including your pets!) to those with the thankless jobs like your garbage man or the local gas station attendant, it’s important to always keep it uppermost in your mind and practice it moment-to-moment.

Most mission statements that work the best and are more easily remembered are SIMPLE. My husband is VP of Operations for the largest private ambulance company in the state of Oregon and he’s been with the company 18+ years. His business/personal mission statement?  No excuses…just results.  Ask anyone in the company about what he finds most important and they can readily tell you this and it gives each employee CLEAR direction.

There are many ways of going about this. Make a list of what you like to do. What makes you happy? What do you do that makes other people happy?  What do friends tell you about yourself that they like or inspires them about you? It’s similar to when you wear a certain outfit and everyone consistently compliments you on it or you just feel good wearing it–same thing. It’s something naturally about you that others notice as a positive thing.

In my small community, Fishhawk Lake, my clients are my neighbors.  So, in the last few years, I’ve humorously said to people that my job is “Realtor and other jobs as assigned.” It usually makes people laugh when I give them examples that are rather out-of-the ordinary for what you study to become a broker. I’ve loaded a woodstove for a buyer when the seller inadvertently turned the electricity off and it was a stormy snowy weekend and the electric company wasn’t going to get it back on til that Monday. I’ve set up roofers, taken late night calls from many neighbors wanting to know weather conditions before they drove out, or needed me to lock up their home when they left and forgot to. One of my favorites is the time a new buyer showed up at my house at 9PM with bratwurst sausages to have me cook for him because he was starving and he had no kitchen. And I’m a vegetarian!!

It might be easy to come up with a mission statement–it’s harder to live up to it everyday. Keep it simple, embrace it and WORK IT!

My First Listing and Sale Took Five Minutes!


Four years ago, I got my education completed and became a broker in Oregon just about the time the downturn took place…oh my. Because I had a list of homeowners’ addresses I had done something very old-fashioned and sent out a letter to about 300 people in my private lake community in the coastal range of Oregon just after I got my license. My VERY FIRST LISTING:  Call it divine intervention or whatever, but there was a need for someone to sell and a need for someone to invest and it literally took five minutes, three phone calls and a full-price offer on a vacant lot made/accepted!!  It was CRAZY. I never even had time to put up a SIGN.

I had gotten a follow-up phone call in response to my letter from an owner of this vacant lot who was clear across the country in New Jersey and he and his wife wanted to sell. Prior to that I’d had a couple of casual conversations with one of my neighbors who lives out here at Fishhawk Lake and they were looking to invest in the right kind of lot.  As SOON as I got off the phone with the seller, I called them and they made the full price cash offer over the phone, I called the seller back and asked, “How do you feel about the word SOLD?”  He was completely floored, said to me, “Get outta town!” then had to run upstairs and tell his wife while I was still on the phone with him.  What a wonderful feeling. It’s like being a Yenta and setting up a love match–just as exhilarating I bet!

Sometimes, Snail Mail DOES WORK.

Who Would You Have in Your Lifeboat??


I’ve asked this question periodically for years. I’ll ask friends, bring it up as a party question, or casually mention it in a business conversation. It could be more than one lifeboat, too. For example, my Personal Lifeboat would include my husband, but in my Business Lifeboat, I’ve got such a bastion of folks lined up on my real estate team that he’s more of my 1st Alternate if someone were to jump ship at the last moment. Not because he’s not “on my team”, he IS, but when I talk about my business lifeboat, I think about people like my favorite lender, my escrow officer….people like THAT. 

Part of the reason why I mention my favorite lender, Shawn Baeschlin with NW Mortgage Group, Inc. is because he WITHOUT FAIL takes great care of my clients and does it with the same business acumen and compassion and integrity that I give them and makes me look like a savior!!!  Especially in this time when mortgage people–good ones who are still in business–are hard to find who can get the job done. This is how I describe Shawn to my clients: “he’s no drama, efficient and does what he says he’s going to do”. He goes above and beyond, too, to the point of actually driving papers over to someone on a weekend or going the extra mile to alieve someone’s concerns by sharing his personal story if that’s what it takes.  He LOVES what he does and that’s the kind of person I want in my lifeboat!

But, wait I have more Lifeboat Partners! My escrow officer is like Shawn, and she’s fun and makes all of that paperwork a dream because she HANDLES IT professionally and still has a great personality and is flexible and works within my parameters when things get crazy. She, like Shawn can handle any personality I throw at her from the person who never has time for you to the one who has to have their hand held through every tiny step of the process.

Another thing I like about my Lifeboat Partners is that I don’t have to be the specialist in EVERYTHING. They do what they do BEST and I can count on that, so I know when to send my client to them with the impossible question that I can’t answer. And they make me look good while doing it!

Another one of my Lifeboat Partners is my Principal Broker and my friend, Helen Bateman who owns Vernonia Realty. She ALWAYS has my back whether it’s with all of the paperwork, or doing research online for some new law, like our woodstove removal law that just went into effect last August in Oregon or helping me with insurance questions that come up because she was in that business for 25+ years or or or…she is EXCEPTIONAL. Her integrity is out of this world and I really respect her.  AND she has a sense of humor–thank GOD!!

So, who do YOU have in your lifeboat?  Will they be there in an emergency? Will they give you a chance to laugh about something just to pull you out of sadness or anger? Will they honor your client the way you do? Will they follow through in a timely manner when they say they will?  These are just some of the great qualities my Lifeboat Partners possess and I’m SO lucky to have them with me come Hell or High Water!!!

Pay It Forward….Spread the Love!!!

Whether you volunteer for a local organization, become a matchmaker, social networker or do some of what I’ve done in the past (which I’ll go into in a minute) it’s all about the LOVE aspect for doing something GOOD for someone else. It’s like a good  drug, the more you do it, the better it makes you feel.

After having a successful year in real estate when many around my area were getting out of the business, I decided to say a special thank you to my clients, both sellers and buyers alike.  So, what I decided to do as sort of a Thank You/Christmas gift was to ask what charity they would like me to make a donation to and I would do it in their name.  It was absolutely delightful to see what clients felt passionate about!  I even went so far as to suggest a few of my personal favorites if they got stuck and needed guidance. I did end up with a lot of free calendars as a result! My personal favorites are organizations that help animals or the environment, the World Wildlife Organization, NRDC (Natural Resouces Defense Council) , or Family Dogs New Life Center (a no kill shelter), located in SE Portland. It felt incredibly good to show gratitude by spending a small amount of money to further a good cause and have it be to an organization that essentially heard from two people, not just one.

The Pay it Forward concept has been a favorite mantra of mine for years, ever since the Kevin Spacey movie came out. I’m of the mind that I was doing it throughout my life, but couldn’t put a “name” on it until this movie came out. Since that time, as someone whom I don’t know does some wonderful unselfish act for my benefit, or vice versa, I then make a mental note to “pay it forward”, or ask the stranger that I’ve done something for to then pay it forward to someone they don’t know.  It’s like a little bit of Christmas every day of your life! 

My other way of paying it forward is to connect people in some fashion who have a “need” of some kind that someone I know can help take care of or fulfill, or fix, you get the idea. I compiled a Resource List, based on resources that I’ve personally used, everyone from a landscaper, to a surveyor, to a roofer or even a local restaurant that has unfailingly pleased my hungry real estate clients (The Blue House in Vernonia) and I put it on my WordPress blog. I add to it regularly. It makes a world of difference for those new buyers who are looking to do some repairs (out in the middle of nowhere, on our lake in the coastal range of Oregon), knowing that they have a realtor AND a neighbor who can safely guide them to a local resource that will get the work done in a timely fashion and not charge an arm and a leg because we are so far away from Home Depot or Lowe’s! It makes the client/neighbor (as I live out here, too) breathe a sigh of relief AND it puts money back into the local economy.

One of the best things about this is that it ALL COMES BACK TO YOU. I have learned to pay attention to those little daily miracles and know that I’m bringing it back to my self because I send it out with joy and love. For example, I was driving home in the dusk, going slowly around a very curvy road, when a young, brownish deer who simply faded into the dusklike light came meandering across my path, but made it to safety on the other side and I sighed with relief that I saw it GET to safety, and no other truck was around to hurt it and I thanked the Powers That Be because that is what I consider a little miracle!

You can do many many things that are very simple and free. For example, offer to take a cart back when someone is in a parking lot, if you’re heading into the store. Holding a door for someone, saying “Bless You” to a stranger when they sneeze in your presence–all easy stuff and I gotta tell you, it surprises people and there are a zillion ways to do it. So, get out there, pick a stranger and Pay it Forward!

What Kind of Fishing Can You Do On or Near the Lake?

I get asked this question periodically and decided to get some real answers for all you folks who have fishing on your wishlist of living on or near Fishhawk Lake as your 1st, 2nd or investment home.  I interviewed one of my fishing gurus, Ken Bateman (who also happens to own Vernonia Realty and has lived in this area all of his life) and tried to keep it within an hour’s drive at the most  from Fishhawk Lake. Here’s the lowdown:

Trout Season: May (usually Memorial Day weekend) to October 31st for Fishhawk Lake and the coastal streams in the  Northwest zone.  You can catch and keep up to two cutthroat trout per day, 8″ or over. Trout can be readily found in Fishhawk Lake. All along the Nehalem River is another great area, the headwaters are located around the Timber, OR  area and it flows in a big loop (about 90 miles long) and enters the ocean at Wheeler, OR.   From Fishhawk Lake to Wheeler is only 53 miles and from Vernonia to Fishhawk Lake it’s only 24 miles.  There are also lots of tributaries that have fish as well. This Nehalem system, which includes all of the creeks that run into it have native fish  (cutthroat trout) only, they’re not stocked.  As to “how to” fish, you can bank fish on the whole Nehalem, or you can troll in a variety of small boats (drift boat, small pontoon boats, kayaks, etc.) with lures only.

 Steelhead/Salmon fishing:

Catch and release only at Fishhawk Lake, but consult rules and regulations for other areas. Steelhead come up the upper portion of the Nehalem River in late December through March.  This river is not stocked with steelhead, they’re mostly native and you can’t keep the natives. If you catch a hatchery fish, the adipose fin would be clipped which is the small fin at the lower part of their back. It would be a rare occurence to catch one of these hatchery fish in the Upper Nehalem.

In Vernonia Lake, which is 24 miles from Fishhawk Lake on Hwy. 47 and not far from Portland, you can fish for trout, bass and crappie and bluegill.  Non motorized boats or bank fishing allowed. It also gets stocked regularly with trout.  (Check on seasonality)

We are not far from the Columbia River where you can do boat fishing on big water for salmon, steelhead and you can bank fish, too.

Catch and Retain:

Within an hour of Fishhawk Lake there are several steelhead streams that have a run of hatchery fish. The Klatskanine River is on the way to Astoria, past Fishhawk Lake on Highway 202. You can catch coho, chinook and steelhead.  Other steelhead streams that run into the Columbia River are Big Creek Hatchery on Hwy. 30 between Clatskanie and Astoria. The Clatskanie River is another possibility. This is roughly a half hour from the lake.

Miscellaneous fishing:

The whole Columbia River is also available for sturgeon, wall-eye and bass fishing, shad and a variety of warmwater species. You can crab/clam in some of the small coastal towns: Seaside, Gearhart, Nehalem Bay. You can also crab in the lower Columbia at Hammond Marina. There are many little bays near the ocean, too, the closest to Fishhawk Lake would be Astoria, about an hour’s drive at the most.
