Things are heating up around here and it’s not just Fishhawk Lake real estate! I’ve checked in with realtors in the surrounding Portland, Vernonia areas and they’re finding that things are really picking up for them, too. Nationally, there has been a wave of optimism. Yea!!! In Portland, there seems to be a lack of inventory, but we have a selection and variety of homes that will give you all kinds of choices–one completely different from the next one.
My current number of listings of homes and lots: 17 Active 4 Pending
Here’s a brief history of last season’s activity:
10/31/2012**** 4 Properties are in Sale Pending, including Lakefront home in listed at $280,000 (on the high end) December 2012–Sold!
and Vacant lot listed at $8,500 on Fishhawk Rd on the low end
SOLD in the last 12 months: 14 properties from $269,000-7,500
6/2012****I currently have about 20 Fishhawk Lake listings and two in Sale Pending. More new listings coming!!
I have seen a wave of cash buyers and according to a recent report on NPR (National Public Radio) a third of all purchases are cash. Lots of investors are out there, too, looking for a deal.

For our community, it’s not about the fact that the first time homebuyer credit went away, because in our resort community, most people are looking at this as a 2nd home or aiming towards retirement and looking for a good deal and/or a fulltime place to eventually live in more often than just weekends. The interest rates are still low, lots of great inventory to be had, so why wait???

A lot of these sellers are willing to negotiate. I get asked why there are so many for sale and it’s for a variety of reasons. Some of the reasons are: divorce, loss of job, scaling down on amount of properties owned, retirement, becoming debt-free and, “need the money”!
Then, there are all of those vacant lots that are basically priced anywhere from $8,000-93,000 and most sellers would do a contract. Buyers need to know that the formula for them is so great right now:
- Low prices
- Low interest rates
- Sellers willing to negotiate
- Contract terms with a small down payment are available
